“It has been fantastic working with ARCO2 to design our beautiful bespoke property in Mawgan Porth, Wayside. They understood exactly what we were after from our very first meeting – a contemporary, ecological family home that can be used by different generations with a mind to future use and potential disabilities; […] Overall we’ve been extremely pleased with our relationship with ARCO2 as well as their in-house construction company ADD Sustainable Construction who we used to build the property. We’ve had a great rapport with everyone we’ve worked with; they’ve often gone above and beyond to help us out and as a result we now have a beautiful property to enjoy for years to come.”

CONTEMPORARY FAMILY HOME IN MAWGAN PORTH, NORTH CORNWALL

Wayside is a contemporary sustainable family home in Mawgan Porth, North Cornwall, designed by ARCO2. Overlooking the coastline, the project combines low energy design principles with contemporary architecture created for modern multi-generational living.

Wayside stands above Mawgan Porth, overlooking the coast. When we first visited the site, a small bungalow stood there – poorly built and no longer suited to the needs of a growing family.

The clients hoped for something better, not just for today but for the future as well; a home that would bring generations together while still allowing space and privacy for everyday life. Open plan living spaces for cooking, dining and spending time together became central to the design approach.

The brief called for four bright bedrooms with private views, a welcoming entrance and sheltered outdoor spaces connected to the landscape. The result is a home designed to feel calm, efficient and deeply rooted in its coastal setting.

We work with clients across North Cornwall as experienced North Cornwall architects and architects in Cornwall, delivering bespoke coastal homes tailored to each site.

A SITE WITH LIMITS - WORKING WITH WHAT WAS ALREADY THERE

The site came with clear challenges. It was small, near other houses and set on a slope. We had to think carefully about each decision, to make the most of the space.

Planning requirements also shaped our approach. We decided to locate the new house exactly where the old bungalow stood, which helped it fit in better and kept good views for the neighbours.

These limits shaped our plans from the beginning, focusing on how to make a home that works with its surroundings and feels part of the area.

A NEW HEART - CREATING SPACE THAT BRINGS PEOPLE TOGETHER

We designed the house in two parts: one moved further from the road, and the other is set into the slope. From the street, the house provides respectful modern architecture. Inside, the home opens up to views of the sea.

The kitchen, dining area, and lounge all flow into one open space. This is the heart of the new home.  Natural light moves through the rooms, changing across the wooden floors and stone surfaces through the day.  Large windows offer private views of the sea and landscape, keeping the inside close to nature.  The bedrooms are peaceful places to relax and the entrance gives a celebrated and welcoming feeling.  The layout brings the family together, but also gives each person space when they want it.

When we chose materials for this project, we thought about more than just appearance.  The family wanted a home that felt part of Cornwall, not imposed on it. So, we worked with stone, soft-toned timber, and slate, natural materials that respect the Cornish landscape.

We chose the planting to complement the coastal land. As the garden grows, it will help the house blend into its surroundings and feel even more connected to the landscape.

THE RESULT - A MODERN HOME THAT BELONGS TO ITS PLACE

The finished home is full of light and feels right in its setting.  It gives space for both the clients and the client’s parent, so everyone feels comfortable and independent.

A single-storey bungalow once stood there, which no longer suited family life. In its place now stands Wayside. A well-crafted, modern home that feels part of where it stands.  It’s more than a replacement. It shows how the family wants to live today and what matters to them for the future.

Wayside is bright, sustainable and shows how good healthy design can make everyday life better and give a feeling of belonging in the coastal village.

SUSTAINABLE FEATURES

Wayside was created to work in harmony with its surroundings. Local materials and natural systems were chosen to make the home efficient, healthy, and lasting.  We used triple-glazed windows, a ground source heating system, and a fresh air system to keep the spaces warm in winter and cool in summer.  Rainwater is collected for reuse and the green roof supports wildlife while helping manage water naturally.  Recycled materials, like crushed stone and newspaper insulation, were used to reduce waste and build responsibly.

PANORAMIC COASTAL VIEWS

The main living spaces were placed on the first floor to open the house to the sea.  Light moves gently through the rooms, shifting with the weather and time of day.  Balconies create quiet spots to sit and enjoy the view, where the horizon feels close and the air moves freely.

OPEN PLAN LIVING

The layout was designed to bring family life together while allowing privacy when needed. Kitchen, dining and lounge areas connect naturally, with views of the sea and plenty of daylight. Each space feels calm, considered and easy to live in, made for comfort and everyday life.
