“Amidst the upheaval of Covid-19, Brexit uncertainties, escalating material costs, and an isolated workforce, ARCO2 and ADDSC emerged as a beacon of resilience. This was my second eco architectural endeavour with them and what a time to do it – but the team defied all odds. Their pragmatic ingenuity not only embraced a tricky plot but also elevated it, providing captivating views to Pentire Head. The innovative design effectively shields against the noise from the neighbouring pub and garden, standing as a testament to their resourcefulness. ARCO2 and ADDSC’s unwavering commitment to overcoming obstacles and delivering a superb design shine brightly. Profound appreciation for crafting a masterpiece against all adversities.”
CONTEMPORARY COASTAL HOME IN POLZEATH, NORTH CORNWALL
Turnstones is a contemporary sustainable home in Polzeath, North Cornwall, designed by ARCO2. Positioned above Polzeath Beach, the project combines low energy design principles with contemporary coastal architecture tailored to its exposed seaside setting.
Turnstones looks out over Polzeath Beach, surrounded by open skies and the sound of the sea. There used to be a small inefficient, poorly built 1960s bungalow here, worn down by years of coastal weather. The family hoped for something new, a home that felt part of its place and full of life. They imagined a trendy, modern home that cared for both people and the planet. One that would be simple to live in, with enough space for everyone to stay comfortable.
The brief called for four bedrooms, each with its own bathroom, and a space for the family’s dogs. The house also had to be fully accessible for a wheelchair user, so every area on the ground level would be easy to get around.
This simple wish led to the idea for Turnstones, a home that fits its surroundings and meets every client’s hope.
We work with clients across North Cornwall as experienced North Cornwall architects and architects in Cornwall, delivering bespoke coastal homes tailored to each site.

DESIGNED WITH CARE - BALANCING CHALLENGES AND BEAUTY
The site at Polzeath was constrained. It was steep, narrow, and surrounded by neighbours, so every step needed care and precision. Boundaries and party wall agreements caused early delays and space on site was tight from the start. Fitting everything in was a challenge. The drainage had to be installed carefully to keep an old apple tree and materials had to be moved and stored in very small areas.
Then the pandemic began. Lockdowns, staff shortages and rising prices made progress slow and uncertain. The cladding took almost a year to arrive and new safety rules meant even more hurdles.
Through it all, we stayed patient and determined. Good communication and teamwork kept the project moving. The finished home stands as proof that with care and persistence, even the hardest sites can become something magnificent; in fact, the trickier the site is, the more innovative the design needs to be.
LIVING WITH LIGHT AND VIEWS - A HOME MADE FOR CONNECTION
We designed Turnstones to grow from the land itself. The steep slope, sea views and close neighbours guided every decision from the start. We kept the form low and organic so it sits naturally in the landscape. Parking was carefully designed beneath a wildflower roof, opening the view and giving the garden space to breathe.
Inside, we shaped the layout around light and movement. The main living spaces sit above, with open views to the sea. Bedrooms open to calm, sheltered gardens. Every space feels close and private, easy to move through and filled with daylight. We chose materials that belong here. Charred timber, zinc, and concrete will weather gently, helping the building age naturally, become recessive and require little maintenance.
Turnstones is a home shaped by design, innovation, and understanding. Every line, surface and space was created to sit comfortably within the land and the life it holds.
LIFE BY THE COAST - A HOME THAT FEELS AT EASE IN ITS PLACE
For the clients, Turnstones is more than a new house. It’s a home that brings together family, comfort, and the coast. What was once a small, tired bungalow has become an inspirational retreat that fits naturally into its hillside setting. For us, it was about creating a home that truly belongs here. Now, the family can enjoy open, bright spaces that move naturally from indoors to out. Each room captures a view of the sea or garden, while the materials soften and sit naturally within the landscape.
Turnstones is the result of shared vision and intrinsic understanding of the area. A collaboration between client, architect, and ARCO2’s in-house builder ADDSC, creating a robust home made to last. Built with passion, made to be lived in and loved.
CONTEMPORARY DESIGN
Turnstones replaced an old bungalow with a bright, contemporary, dynamic home that feels part of where it is. We shaped it with simple lines and gentle angles, softened by natural textures and the colour of the wildflower roof. Large windows open the house to the sea, filling it with daylight and views. It feels calm, clear and made for easy living.
OPEN PLAN LIVING
The main living spaces sit upstairs to enjoy wide views over Polzeath Beach. We planned the rooms to move naturally, with the kitchen, dining and lounge together in one open space. Large doors open to the garden, making it easy to move between inside and out. It’s a place to gather, rest and feel close to the sea; it’s the perfect beach house.
SUSTAINABLE FEATURES
Turnstones was designed with people, health, wellbeing and the planet at the forefront. We used super insulation, airtight construction and triple glazing to keep it comfortable and efficient. A ground source heat pump provides heat and hot water and a fresh air system keeps the rooms healthy and comfortable. LED lighting and natural materials make it inspiring and relaxing to live in. Wildflower roofs bring colour, supports wildlife and helps the home blend into the landscape.
