Located on the grounds of a listed building known as Withiel House, The Mowhay was previously used as the house stables. Mrs Jarrett converted the dilapidated barn, into her new home and to host visiting guests.
Project
Situated within the grounds of the listed Withiel House near Bodmin, Cornwall, The Mowhay was originally a former stable building that had fallen into disrepair. The project carefully transformed the dilapidated barn into a welcoming contemporary home while respecting the historic character and setting of the surrounding listed buildings.
The design focused on creating a comfortable and practical living space for both the homeowner and visiting guests, balancing sensitive restoration with modern living requirements. By carefully adapting the original structure, the project preserves the building’s historic identity while giving it a sustainable new purpose for the future.
As experienced Architects Cornwall, we work on barn conversions, heritage projects and bespoke homes across Cornwall, combining contemporary design with a careful understanding of historic buildings and their landscapes.

BUILT FOR LIFESTYLE
A home built around your needs and lifestyle is a strong theme in ARCO2’s architecture and is a design focus in this project.
Lifestyle design features include a modest underground swimming pool, two additional guest bedrooms, and a courtyard-facing elevation.
MAXIMISING NATURAL LIGHT
The Mowhay courtyard was designed to collect the southern sun. The final design captures a sense of place and warmth.
Lighting architecture captures morning light in the breakfast room, creates comfortable naturally lit living spaces, and allows midday and evening sun to bathe the swimming pool and terrace.
SUSTAINABLE FEATURES
The Mowhay far exceeds the existing building regulation requirements through well informed sustainable design.
Design features include recycled newspaper insulation, a flat roof with green sedum matting, careful consideration of neighbouring properties, and very low running costs.
