CONTEMPORARY COASTAL HOME IN POLZEATH, NORTH CORNWALL

Mellalue is a contemporary sustainable home in Polzeath, North Cornwall, designed by ARCO2. Positioned above the coastline, the project combines low energy design principles with contemporary coastal architecture focused on light, comfort and long-term family living.

The site originally contained a small 1950s dormer bungalow overlooking the sea. Although positioned in a beautiful coastal setting, the existing home failed to make the most of the views, natural light or surrounding landscape.

When the clients approached ARCO2, they wanted to create a home that worked better for everyday life while remaining sensitive to the character of the site. The brief focused on bringing in more light, strengthening the connection to the sea and designing spaces that felt calm, natural and easy to live in.

The design carefully balanced contemporary architecture with sustainable building principles, creating a home that uses less energy while still feeling warm, welcoming and connected to the landscape around it. The result is a future-focused coastal home that respects the spirit of the original place while responding to modern family life.

We work with clients across North Cornwall as experienced North Cornwall architects and architects in Cornwall, delivering bespoke coastal homes tailored to each site.

WORKING WITHIN A COASTAL COMMUNITY - BALANCING MODERN DESIGN WITH LOCAL SUPPORT

Polzeath is a close community, and this site came with its challenges. The new house would look very different from the others nearby.  We knew it had to look modern but still belong here. So, we spoke with neighbours early on and met with the parish council. The goal was to show that this home could be contemporary but still feel right for the area.  It was also important to keep the neighbours’ sea views. By building partly into the slope, the roofline stayed low and the house fitted into the land.  When the plans were shared, the response was warm. The neighbours welcomed it, and so did the parish council. That encouragement meant a lot. It showed that design can bring people together, not divide them.

DESIGNING WITH LIGHT AND LANDSCAPE - A HOME THAT FOLLOWS THE LAND AND THE SEA

From the start, we wanted Mellalue to feel grounded in the land. Three sides of the house are built into the slope, while the fourth opens wide to the sea.  The curved green roof helps the home disappear into the hillside. From the road you barely see it, but from inside every space opens to the coast.  A spine wall runs through the centre of the house, guiding you from the front door to the living spaces. When you reach the open plan kitchen, dining, and lounge, the view takes over.  Downstairs, the bedrooms and games room open onto the garden, making it easy to move between indoors and out. It feels peaceful, open, and full of light.

A HOME SHAPED BY PLACE - LIGHT, WARMTH AND CONNECTION TO THE LANDSCAPE

Now that it’s finished, the house feels completely at home in its setting. The timber, stone, and render all connect it to the landscape around it.  The living roof changes with the seasons. The garden attracts birds and bees. The light shifts through the day, bringing each space to life.  For the family, it’s become a peaceful place to gather, rest and enjoy life by the sea. A home that feels both modern and timeless.

LANDSCAPE CURVED GARDEN

The garden follows the natural curve of the land and opens the view to the sea.  Designed to feel peaceful and private, with planting that attracts birds, bees, and wildflowers.  The shape of the garden draws your eye to the horizon, so the land and sea feel part of one landscape.

PART SUBTERRANEAN

The lower floor is set into the slope on three sides to keep the height low and protect neighbours’ views. From the fourth side, large windows open to the garden and sea.  We used the levels of the land to create a quiet, sheltered space with two bedrooms, both with en suites and a games room for family life.

SUSTAINABLE DESIGN

We built the house to last using natural materials, timber and a green roof that sits naturally within the landscape.  The home stays warm and comfortable with little energy use and needs very little maintenance.  The wild meadow garden and Cornish hedges bring life back to the site, helping nature thrive around the home.
