CONTEMPORARY SUSTAINABLE HOME IN ST TUDY, NORTH CORNWALL

Ladybird Farm is a contemporary sustainable home in St Tudy, North Cornwall, designed by ARCO2. Set beside a listed walled garden, the project carefully balances modern low energy design with the historic character of its rural setting.

Ladybird Farm sits beside a listed walled garden in St Tudy, Cornwall. The cottage that once stood here had been changed and extended so many times that it lost its original character. It had become damp and expensive to maintain. The family wanted to bring life back to the site. They hoped for a sustainable home that would fit naturally next to the historic walled garden. It had to be thoughtful, respectful and strong enough to last for years to come.

At first, we looked at restoring what was there. But after detailed studies and costs, it became clear that the repairs would be too expensive and too limited in what they could achieve. So, the decision was made to start fresh – a new home that could capture the same sense of place while offering warmth, light and comfort.

We work with clients across North Cornwall as experienced North Cornwall architects and architects in Cornwall, delivering bespoke sustainable homes tailored to each site.

Explore the design thinking behind Ladybird Farm:

WORKING WITH CHALLENGES - RESPECTING THE PAST WHILE BUILDING FOR THE FUTURE

Building in Cornwall is never easy, and the weather was the first challenge. Sudden rain made each step more difficult, swelling the first-floor deck so much that the team had to replace it to keep the new flooring safe.

Other than the weather, most of the project stayed on track. Still, turning the plans into reality took a lot of patience, attention to detail, and care. The old cottage had to be taken down carefully, piece by piece, so its memory could live on in the new home. Some small buildings were also removed to open the view and give the walled garden space to breathe again.  The challenge was to respect what stood here before, without being held back by it. To create something that’s part of its past but built to stand the test of time.

DESIGNED FOR LIVING - WARM AND CONNECTED SPACES

We looked to the old farm buildings for guidance. Stone, slate, timber, and copper bring warmth and a sense of belonging.  Twelve small outbuildings were cleared to open up the land and reveal the walled garden. The new house sits low and quietly in its place, feeling calm from the street and open to the landscape.

The kitchen, dining, and living spaces link together, filled with daylight and views of the countryside. Bedrooms look into the walled garden for privacy and peace.

Parking was placed behind a copper walkway to keep the garden open and peaceful. Shading and smaller windows help the house stay comfortable and private throughout the year.

Careful construction and efficient systems keep it warm, bright, and balanced. Simple, natural materials tie it to the setting, giving it a timeless feel.

THE RESULT - A HOME THAT FEELS CALM, WARM AND PART OF ITS PLACE

The finished house feels settled in its surroundings. Each room holds a quiet balance, shaped by natural materials, soft colours, and thoughtful details.  Daylight moves gently through the open spaces, touching stone, timber, and copper. It feels bright, and always close to the garden and landscape beyond.

What was once a damp, tired cottage is now a living home. Built to last, simple to enjoy, and respectful of its past.  Ladybird Farm brings together tradition and modern design in a way that feels effortless.  It now sits beside the historic walled garden, grounded in Cornwall’s character.

DESIGN HIGHLIGHTS - SUSTAINABLE FEATURES

Ladybird Farm was made to care for both people and the planet.  Natural materials and simple systems make it warm, efficient, and easy to live in.  Solar panels create clean energy, while a fresh air system keeps the spaces healthy and comfortable.  Stone and wood from nearby help it settle naturally into the landscape.  It’s a house made to last, calm in spirit and gentle with the environment.

TRADITIONAL MEETS MODERN

Ladybird Farm replaces an old cottage with a new, thoughtful home.  It keeps the spirit of the past while bringing in modern comfort and care for the earth.  A wood stove and soft textures make it warm and welcoming.  Stone, slate and wood give it depth and character, while copper details and simple lines bring a quiet modern edge.
