“We are absolutely delighted with our contemporary, sustainable, low-energy home in Mawgan Porth, Cornwall. Nathan Davis (ARCO2 Architecture) and Sam Sparks (ADD Sustainable Construction) demonstrated outstanding creativity, professionalism, and meticulous attention to detail throughout the entire process. Nathan brought our vision to life with a stunning design that harmonises beautifully with the natural surroundings of Mawgan Porth. He took the time to truly understand our priorities—sustainability, energy efficiency, and seamless integration with the landscape. The result is a house that captures the spectacular sea views while exceeding our expectations in every way. The finished home is both strikingly contemporary and deeply respectful of its environment. It has since become a highly successful luxury holiday retreat through Unique Homestays, and the feedback from our guests has been nothing short of exceptional. We couldn’t be happier with the results and would highly recommend Arco2 and ADD Sustainable Construction to anyone looking to create a beautiful, modern sustainable home.”
CONTEMPORARY COASTAL HOME IN MAWGAN PORTH, NORTH CORNWALL
Keynvor is a contemporary sustainable home in Mawgan Porth, North Cornwall, designed by ARCO2. Positioned above the coastline with panoramic sea views, the project combines low energy design principles with contemporary coastal architecture shaped by landscape, light and exposure.
Keynvor sits on a steep hillside above Mawgan Porth, on the site of an old 1970s holiday home. The site offers wide sea views and plenty of sunlight but little privacy or shelter from the coastal weather.
The clients wanted a home that felt part of its setting. They imagined a sustainable modern house that opened towards the sea, brought in natural light and reflected the calmness of the coastline. They hoped for a peaceful place to spend time, with rooms that flow together while still allowing space for quiet moments.
Gardens and green roofs replaced hard landscaping, creating a softer environment full of life and connection to nature. The new home was designed to sit naturally within the hillside, inspired by nearby buildings but interpreted in a clean contemporary way. It was also important to improve views for neighbouring properties and create a welcoming approach from Tredragon Road.

BUILDING ON CHALLENGE - KEEPING THE VISION THROUGH CHANGING TIMES
Building Keynvor was not simple. The steep site made planning and access difficult, especially with the home designed to welcome guests. Working closely with Local Authority Building Control helped shape safe routes through the site while keeping the land and architecture connected.
Then came another challenge.
The project took place during the COVID pandemic, bringing delays, material shortages, and rising costs. Lockdowns and staff absences tested everyone’s patience and energy. Through it all, we stayed focused. Regular online meetings kept progress steady, and close collaboration with LABC helped guide the process. Their understanding of natural materials and building methods made a real difference. Even with all the pressure, the goal stayed the same: to build a home made with care, teamwork and respect for its place.
BUILT WITH THE LANDSCAPE - A MODERN HOME THAT BELONGS TO ITS HILLSIDE SETTING
The design for Keynvor grew from the hillside and the rhythm of the sea. The layout follows two clear lines: one leading the eye to the coast, the other guiding movement through the rooms. Living spaces sit higher up to enjoy sunlight and sea views. Bedrooms are tucked below, opening to quiet gardens and small courtyards that turn the slope into calm outdoor spaces. Natural materials root the home in its place. Slate, timber and zinc age softly over time, while green roofs connect the buildings to the landscape and support wildlife. Inside, open spaces let daylight move freely, linking the family to both sea and garden. Every element was chosen with care to create a space that feels peaceful, balanced, and part of the land around it.
AT ONE WITH THE LANDSCAPE - A CALM, CONTEMPORARY HOME SHAPED BY NATURE
The finished home feels peaceful and full of light. From the upper rooms, wide views stretch across the bay, and every space feels open and close to its surroundings. Inside, the layout feels open and easy. It’s warm and welcoming, made for both gathering and quiet reflection. Natural materials bring softness and light moves gently through the spaces as the day changes. Built into the hillside, Keynvor feels part of its place. Green roofs and planted gardens help it sit naturally in the land, turning what was once a dated holiday house into a modern coastal retreat.
The result is an award winning contemporary coastal home that feels both connected to the landscape and comfortable for everyday living.
OPEN PLAN LIVING SPACE
Inside, daylight moves through double-height spaces and across natural materials. The first floor is open plan, bringing the kitchen, dining, and lounge together to enjoy the views. Interiors by Nicola O’Mara reflect the same calm coastal character established throughout the architecture. Simple, warm and filled with daylight. It is a home made for easy living, comfort and connection to the sea.
SUSTAINABLE FEATURES
Keynvor was designed to use very little energy and be healthy to live in. Thick insulation, airtight construction, and natural materials keep the home warm in winter and cool in summer. An air source heat pump, a fresh air system with heat recovery, and triple-glazed windows make the spaces comfortable all year.
These principles form part of ARCO2’s wider approach to sustainable architecture in Cornwall, where building performance, occupant wellbeing and environmental responsibility are considered from the earliest stages of design.
Green roofs collect rainwater, support wildlife and help the house blend into the hillside.
SCENIC COASTAL VIEWS
The home makes the most of its position above Mawgan Porth Bay. Living spaces sit on the upper floor to capture wide sea views and natural light. Sedum roofs soften the building within the landscape, while a frameless balcony offers a quiet place to watch the waves and sunsets. Every window was carefully positioned to frame views of the coastline while strengthening the connection between inside and outside.
