“It was a real pleasure working together on Ebron Ha Mor and the beginning of what we envisage to be a long and mutually beneficial relationship going forward. Ian and the team are exceptional architects. They understand the locality of the locations they work in and this is interwoven in their design and architectural work. We wanted our design team to work to brief and over-deliver. They achieved this and more. We look forward to working with them again in the future.” – Mr L Hopper

CONTEMPORARY COASTAL HOMES IN MAWGAN PORTH, NORTH CORNWALL

Ebron Ha Mor is a contemporary coastal housing project in Mawgan Porth, North Cornwall, designed by ARCO2. Positioned along a dramatic stretch of coastline, the scheme combines sustainable design principles with contemporary architecture carefully shaped by sea views, landscape and exposure.

Ebron Ha Mor sits on a striking section of the North Cornwall coastline where the sea and sky meet. The site originally contained two dated agricultural buildings alongside a planning consent for two bungalows that did not fully respond to the character of the setting.

The clients wanted to create two homes that felt connected but still individual – like sibling buildings sharing a common architectural language while maintaining their own identity. The brief called for homes that were simple, well detailed and durable, using natural materials that would weather naturally within the coastal environment.

Each home was designed with generous living spaces, sheltered parking and carefully framed views that maximise connection to the landscape, sea and changing light throughout the day.

Working within the existing planning consent, we explored opportunities to improve both the architectural quality and long-term performance of the homes. Through careful design development and collaboration with the planning authority, the result became two sustainable coastal homes that sit naturally within their surroundings.

We work with clients across North Cornwall as experienced North Cornwall architects and architects in Cornwall, delivering bespoke coastal homes tailored to each site.

WORKING WITH THE ELEMENTS - TURNING CHALLENGES INTO STRENGTHS

Ebron Ha Mor had its challenges. The site sits high above the sea, open to strong winds and changing weather. Every stage of the build had to be planned with care.  This was also the developer’s first low-energy project. They wanted to create something special but had to learn new ways of building at the same time. It took patience, teamwork and a lot of trust.  We worked within strict planning rules, making important changes that improved the design without starting again. Each step needed care, consideration and clear thinking.  There were moments when progress felt slow, but no one lost focus. The team kept going, solving one problem at a time until the homes took shape.

In the end, the hard work paid off. What began as a test of endurance became a story of learning, determination, and pride.

SHAPED BY THE COAST - DESIGNING CALM, CONTEMPORARY HOMES THAT BELONG TO THEIR PLACE

Our aim was to turn two ordinary houses into something very special.  As the site sits high above Mawgan Porth, open to the sea and weather, we wanted to make every decision to balance this beauty with practicality.

We started by rethinking the layout and form. The two homes were designed as a pair, similar but not the same. They share a relaxed, coastal feel while each keeps its own character. We turned the buildings slightly to soften their look in the landscape and give more privacy.  Robust natural materials help them feel at home in their setting. Stone, zinc, and timber match the colours of the cliffs and sand.  Inside, daylight was treated as part of the design. Every room opens to views of the sea or countryside through large windows. Living spaces connect naturally from inside to outside, with gardens that feel private and open to the view.

LIFE BY THE SEA - A CALM RETREAT SHAPED WITH CARE

Ebron Ha Mor is now two peaceful, modern homes that sit gently on the cliff above Mawgan Porth. The clients wanted spaces that make the most of the views and feel simple, comfortable and close to their surroundings.

We worked closely with them to shape homes that open to the sea and bring in gentle daylight. Every view, every surface, and every detail was considered with care.  Now the homes feel cultured and complete. Daylight moves  through the rooms, the sea feels close and there’s a quiet sense of balance that makes them feel right where they belong.

SUSTAINABLE FEATURES

We built Ebron Ha Mor to last and to care for the environment.  Thick insulation, efficient heating and fresh air systems keep the homes warm and comfortable all year.  We chose green roofs and local materials to support wildlife and help the buildings settle naturally into the landscape.

VIEWS AND LIGHT

Each window is positioned to frame views of the sea and countryside.  Daylight fills the rooms, shifting with the time of day.  Shaded openings keep the spaces cool, calm and easy to live in.

DETAIL AND CRAFT

Every part was made with real care.  A floating staircase creates a calm, sculptural feature at the heart of each home.  We brought together zinc, stone, and timber to add warmth, strength, and timeless character.
